What drove the change
The plot is up roughly eight-fold in nominal terms. Prices generally rose about three and a half times. So a little over half the increase is real — land genuinely got dearer, rather than the rupee getting smaller.
Against gold the plot loses. Gold rose about twelve-fold over the same nineteen years; the plot rose about eight. The folklore that Delhi land is the one asset that always wins does not survive the 2014–2019 stretch, when NCR rates went essentially nowhere for five years while gold kept moving.
The affordability figure is the one worth sitting with. On per-capita national income the plot was already out of reach in 2006 and is further out now. This index prices something most households were never going to buy — which is exactly the anxiety the film is about.
